Investor Loan Checklist
What to have ready before you apply, so closing stays on schedule.

Have most of this ready before you apply and a deal can move from application to closing in days, not weeks. Missing something isn't a dealbreaker — we'll tell you exactly what's needed once we see the deal.
Before You Apply
- Target property address, or a clear sense of what you're shopping for
- How you're taking title — personal name or an LLC/entity (have formation docs ready if the latter)
- A realistic sense of your down payment and available capital
- Photo ID
Property & Deal Documentation
- Signed purchase contract (or current mortgage statement, if refinancing)
- Existing lease, if the property is already tenant-occupied
- Insurance quote or current policy
- Most recent property tax bill
- Scope of work and budget, if there's a renovation component
Financial Documentation
- Bank statements showing your down payment and reserves
- Entity formation documents (LLC operating agreement, EIN) if closing in an entity
- Payoff statement from your current lender, if refinancing
Underwriting & Closing
- Appraisal scheduled (we coordinate this once you're under contract)
- Title company / escrow contact information
- Final walkthrough completed, if the property was renovated
- Wire instructions verified by phone, not email — the FBI's Internet Crime Complaint Center (IC3) warns that wire fraud specifically targets real estate closings, so always confirm instructions verbally before sending funds
